Do I need planning permission to build a small garden building?

In most cases, you do not require planning permission to build a gazebo so long as you’re within the regulations and permitted development guidelines.

Usually, your main considerations will be:

  • If your gazebo is placed within 2m of a boundary, your garden building must not exceed 2.5m in height (including the roof) without planning permission. If your build exceeds 2m from a boundary, you can extend up to 3m in exterior height.

  • Also, your building must not take up more than 50% of the total land surrounding your property.
